BAILDON BUSINESS PARK

DE Commercial advised Pendle Russells Ltd on the acquisition of 15 acres of employment land allocated for new development on the eastern fringes of Shipley. This land was to become the first new business park  in the area  to be developed in many years.

Baildon Business Park was delivered on a design and build basis and buildings offered for sale freehold. The first building (25,000 sq ft) was sold to Produmax Precision Engineering in 2015. Since then a further 18 buildings have been built and sold , ranging in size from 2,500 sq ft to 20,000 sq ft.

Following completion of the 3rd and final phase in November 2018, over 150,000 sq ft has been delivered and is home to more than 15 companies.

In addition to the site acquisition, DE Commercial has advised on freehold and investment sales, rating assessments and valuations on the park.

DE Commercial achieved ground breaking freehold sales values, testimony to the location and strength of the warehouse/industrial sector.

WHITELEY COURT, POOL IN WHARFEDALE LS21

DE Commercial has acted for Weidmann for the past 15 years. The company manufactures paper products for the power generation industry and employs over 100 people on a 26 acre site between Otley and Pool in Wharfedale.

DE Commercial provides strategic property advice covering land and buildings across the site, identifying both surplus property assets and those assets where added value can be delivered.

The former social club, a 0.5 acre site, was one such asset surplus to requirements.

DE Commercial were instrumental in securing planning permission for 10,000 sq ft of mixed use accommodation in 5 buildings. The subsequent sale and development of the site was overseen by the firm and the capital receipt reinvested in the client’s business.

FORMER STEELWORKS SITE CO. DURHAM

Following closure of the steelworks, DE Commercial was appointed to sell the 15 acre site by the business owners.

Situated on the edge of an attractive village, this brownfield site had the potential to be sold as a residential development, subject to planning and generate a significant capital receipt.

The firm managed the disposal strategy from initial marketing through to the sale. A complex site, with multi disciplinary involvement from other professional firms, DE Commercial project managed the delivery of an unconditional disposal to residential developers.
